The listed areas are based on the lowest rent for studio apartments annually in dirhams. The table below also specifies the rents for two and three bedroom apartments in the similar areas.
The rents mentioned below do not include the electricity, water and such other bills.
The brackets determine the eligibility for an increase in the rent on the renewal of the contract, the following year.
If the current rent is:
Equal to or around the 10% of the average rent of that area, it is highly unlikely that the rent would increase.
If it is less than the average 11-20%, rent will increase up to 5% max of the current payable rent.
If it is less than the average 31-40%, rent will increase up to 15% max of the current payable rent.
If it is less than the average 41%, rent will increase up to 20% max of the current payable rent.
For New Tenants
These brackets for the rent do not give the determination in any way to bargain on a new price for the new apartment that you would be moving into. If the rent is more or within the rental brackets, it is likely that the rental percentage increase would be comparatively at a slower rate.
- Al Awir
Despite being currently an untapped residential area, Al Awir is yet to develop more. Considered as the cheapest area for rent in Dubai as per the Rera rent calculator, the nearest metro station to this area is Rashidiya and there are buses to and from the area as well.
- Dubai International City
Though this area is pretty far from Downtown Dubai, the RTA buses make commutation bearable to and from this area. Dragon Mart and Al Warsan Lake are the major tourists’ attractions near the vicinity. The most attractive areas such as Dubai Silicon Oasis, Academic City and Dubai Festival City are reachable within just twenty minutes from here.
- Abu Hail
Located at a comfortable distance from the Centre of Dubai, it is a very popular residential area, having the facility of a very dedicated metro station. It is mostly populated by the Asians with easy market access and utilities.
Boasting a great environment, it is a prime residential location. Commute is made easier with public transport. The nearest metro station is Ibn Battuta, however with 2020 Dubai Expo approaching, metro service is to extend all the way to Gardens.
- Al Qusais
This area may be far from the lights of the city, but it will save you from the chaotic environment of the Downtown. Boasting in a number of utility stores, hospital and schools, this area has a dedicated metro station of its own.
